We are excited to welcome you to your new home! Before taking possession of the property, there are several important steps that must be completed. Please review the information below and refer to your leasing packet for requirements specific to your property.

Professional property management and resident move-in services

1

Confirm Your Move-In Date

After your application is approved, please call our office at 336-722-6133 to confirm your desired move-in date.

Move-in-ready properties can generally be held for up to two weeks after approval or the date the property becomes available.

2

Pay Your Holding Deposit

Once your move-in date is confirmed, you will receive a portal activation link where you can pay your holding deposit.

You will have 48 hours to pay the holding deposit once the activation link has been sent.

The holding deposit reserves the property until you are ready to take possession and will convert to your security deposit once the lease is signed.

If your move-in date is within one week of approval, the holding deposit must be paid by certified funds.

3

Sign Your Lease

After the holding deposit has been paid, the lease will be emailed to each applicant for electronic signature.

You will have 48 hours from the time the lease is sent to complete the required signatures.

Failure to pay the holding deposit or sign the lease within the required timeframe may result in the property being placed back on the rental market.

We recommend watching our Understanding Your Lease video for a helpful overview of your lease.

Set Up Required Utilities

Utility requirements vary by property. Some properties include certain utilities, while others require residents to establish applicable services such as electricity, water, sewer, natural gas, propane, or other services.

The utilities you are responsible for will be listed on the first page of your leasing packet.

All utilities assigned to the resident must be established as instructed before move-in, and the required confirmation must be provided to our office.

Our Utility Information page can help you locate providers in the areas we serve. Always refer to your individual leasing packet to determine which utilities you are responsible for establishing.

Obtain Renter's Insurance

Renter's insurance is required before move-in.

Your policy must include at least $300,000 in personal liability coverage and list T.E. Johnson & Sons as an additional interest.

Proof of coverage must be emailed to leasing@tejrentals.com or uploaded through your resident portal.

If your documentation is incomplete or does not meet these requirements, you will be asked to revise and resubmit it before move-in.

6

Complete PetScreening

All residents must complete the appropriate PetScreening profile, including households with pets, assistance animals, or no pets.

Be sure your PetScreening requirements are completed before move-in.

7

Pay Amounts Due Before Move-In

Your prorated rent will be calculated based on your official lease start date and must be paid before taking possession of the property.

If your move-in date is on or after the 26th of the month, both the prorated rent and the following month's rent will be due before move-in.

Review your leasing packet and resident portal for the exact amounts due for your property.

8

Submit Final Confirmations

Before move-in, make sure all required items have been completed. Depending on your property and lease, these may include:

  • Required utility confirmations
  • Renter's insurance
  • PetScreening
  • Holding or security deposit
  • Prorated rent and other amounts due
  • Signed lease documents

Documentation may be emailed to leasing@tejrentals.com or uploaded through your resident portal when applicable.

Important: Your Leasing Packet Is Property-Specific

This page provides a general overview of the move-in process. Your individual leasing packet contains the utilities, amounts, dates, and requirements specific to your property. Always follow the instructions provided in your approval letter, lease, leasing packet, and resident portal.

9

Receive Your Move-In Access

Once all required utility and insurance confirmations have been received and all required fees and amounts have been paid, you will be provided the lockbox code on your lease start date to access the keys at the property.

Move-in access codes are active between 7:00 p.m. and 7:00 a.m.

If you need to move in outside of this access window, please contact our office in advance at 336-722-6133 to discuss alternative arrangements.

Move-in access cannot be provided until all required move-in items have been completed.

10

Complete Your Move-In Property Assessment

After moving in, carefully inspect the property and complete your Move-In Property Assessment Form within the timeframe provided in your leasing documents.

Use the assessment form to document the condition of the property at move-in. Our office will review the items submitted and create work orders for repairs that need to be addressed.

If something needs immediate attention, do not wait for the Property Assessment Form to be reviewed.

  • Emergency: Call our office immediately at 336-722-6133.
  • Non-emergency but needs prompt attention: Submit a maintenance request online through your resident portal.
  • General move-in condition items: Include them on your Property Assessment Form. Our office will review the submitted items and create work orders for repairs that need to be addressed.
