Preparing for move-out can make the process smoother and help avoid unnecessary charges. Please review the steps below and always refer to your lease and Notice to Vacate instructions for requirements specific to your tenancy.

Before You Leave

Please review your lease and move-out instructions before vacating. Requirements can vary by property and tenancy, so your lease, Notice to Vacate, and other written instructions should always be used as your primary reference.

1

Submit Your Notice to Vacate

Review your lease and Notice to Vacate instructions carefully before submitting notice. Your lease will outline the notice period and requirements that apply to your tenancy. Notice must be submitted in writing through the Resident Portal or on the required Notice to Vacate form and must include your intended move-out date.

Please include your forwarding address and current telephone number so we can send your security-deposit accounting and any remaining funds after move-out. You should also update your mailing address directly with the U.S. Postal Service and any companies or organizations that regularly send mail to the property.

Get Your Home Move-Out Ready

Return the property in clean condition with all personal belongings, rubbish, trash, garbage, and other refuse removed. Complete the cleaning, lawn care, and other move-out responsibilities required by your lease and written move-out instructions.

Before leaving, check all closets, cabinets, drawers, storage areas, garages, patios, porches, sheds, and outdoor areas for belongings or debris.

Items that may result in charges include: trash or personal belongings left inside or outside the home, bulk items such as furniture or mattresses, items left in a garage or shed, and an overgrown or unmaintained yard. This list is not exhaustive; please follow all requirements in your lease and move-out instructions.

3

Keep Utilities Active

Keep all required utilities active through your move-out date or the end of the lease, as applicable. Do not disconnect utilities before you have completely vacated and returned possession of the property.

4

Return All Keys and Access Devices

After you have completely vacated, deliver all keys to the T.E. Johnson & Sons office no later than the move-out date listed on your Notice to Vacate. Do not lock the keys inside the rental home. Return all other access items, including garage-door openers, remotes, parking or pool passes, and similar devices.

Returning possession means that you have removed all belongings and returned all required keys and access devices. If keys are returned after your stated departure date, you may be charged prorated rent for each day until the keys are returned.

Important: If the keys are not returned and the home is found to be vacant, you may be charged the cost of changing the locks plus the applicable service charge. Missing garage-door openers or other access devices may also result in replacement charges as provided in your lease and move-out instructions.

5

Security-Deposit Accounting

After you return possession, the property will be evaluated and your security deposit will be administered in accordance with your lease and the North Carolina Tenant Security Deposit Act. Amounts permitted by the lease and applicable law may be deducted from the deposit.

An accounting of your security deposit will be mailed within 30 days after you vacate or the lease ends, whichever is applicable. If the extent of damages prevents the final accounting within 30 days, an interim accounting will be provided, and the final accounting and distribution will be completed within 60 days.

Make sure we have your accurate forwarding address. If your address is unknown, any permitted deductions may be made and the remaining balance may be held for you to collect, as provided in the lease.
